Description: Historical residence reinterpreted in a contemporary key in Pian dei Giullari Description On the first hills of Florence, in Pian dei Giullari, this prestigious portion of a private former wood-store is part of a complex dating from the fourteenth century, around 1400, transformed into a residence in 2016. The property, listed as a historically and architecturally significant asset, is set within an exclusive condominium context of only two units with equal shares. The gross total area is about 525 sqm distributed over three levels, featuring ample, bright spaces and a refined fusion between historic architecture and contemporary design. The living area is reached via an internal staircase and welcomes a double, large lounge, exceptionally bright thanks to large windows ensuring natural light throughout the day. At this level there are currently two kitchens, a walk-in wardrobe, and a bathroom. The first floor hosts the main sleeping area, composed of three bedrooms and three bathrooms, designed to guarantee comfort, privacy, and functionality. On the ground floor there is an additional apartment, today used as an office, but cadastrally registered as a dwelling. This space consists of a living room, a kitchen, a bedroom, and a bathroom, making it ideal as an independent unit for guests, staff, or professional use. Outdoor spaces The property includes an exclusive garden of about 260 sqm, plus a condominium garden of 760 sqm. Completing the equipment are five parking spaces, a shared parking area of 361 sqm, and a large condominium land of about 3.4 hectares with around 450 olive trees. Condition and finishes The architectural recovery has been carried out with great attention to structural and stylistic detail: new foundations, consolidations, and lightweight architectural solutions enhance the original volumes. Exposed timber, lime plasters, and restored openings harmoniously dialogue with iron, glass, and minimalist furnishings. The systems are autonomous and state-of-the-art: heat pump, underfloor radiant heating, fan coil air conditioning, and a domotics system. Potential uses The property lends itself to a high-profile main residence, a representative home, or an exclusive second home on the outskirts of Florence, also offering the possibility of a flexible living solution thanks to the independent ground-floor unit. Location Immersed in Florentine history, the villa belonged to the Amidei family and in 1470 passed to Agnolo Tovaglia, with works attributed to architect Lorenzo da Monteaguto. It is also linked to Leonardo da Vinci’s surveys. In later centuries it was enriched by important transformations, including the scenographic façade facing Florence and the grand Italianate garden. The property still exudes a unique charm today, also thanks to an ancient well considered miraculous, located on the grounds.
