Tucked away in the centre of Buckley, meaning it's close to shops, pubs and takeaways, perfect if you don't or can't drive, is this little gem of a home. It looks small from the outside, but you know what they say about looks....that they'll fade in time.....NOOOO!!! That they can be deceiving!!!

Pulling up outside Hibberts Courtyard, I love the name it sounds enchanting, sits this perfect starter home, retirement home, crash pad....whatever you want to label it. There are two very handy allocated parking spaces directly outside the front of your house, which in the centre of town are like gold dust.

A canopy porch offers some protection from the elements when entering through the glass panelled front door.

Stepping into the entrance hallway I was taken aback at the size of it. Stylish wood effect flooring leads to all of the rooms and a radiator at the far end provides heat, while the glass in the front door allows light to flood in.

The first door we come to is the lounge. Currently housing a huge U-shaped sofa, which seem to be so 'En vogue' today! This room literally swallows it whole and still offers room for a TV cabinet and other sundries. A large window lets ample light in and offers views over the courtyard.

Back to the hallway and turn around the corner, we come to a door, which when opened, reveals the downstairs cloakroom....well I never!!

Wasn't expecting that, as you can tell, and what a nice surprise. If you haven't been used to a cloakroom, every home should have one, save your guests fumbling around upstairs searching for a toilet when caught short. All the usual suspects are found in here, contemporary toilet, pedestal wash hand basin with tiled splashback and a radiator to keep your towel, and you, nice and toasty.

The last door in the hallway opens into the kitchen / dining room, and finally this is a room worthy of the title, you can actually sit and eat here in comfort and style.

Large enough for a four to six seater table and chairs, without feeling at all cramped. A wall mounted bracket* offers a place for an ultra slim TV, so while your cooking, you're not missing out on Corrie or Enders.

* Probably not included in final sales price but talk to the owner

The kitchen offers everything that you'll need in order to make some nice meals or failing that, enough worksurfaces to open the takeaway boxes. Floor and wall mounted units provide places for all your requirements and an extractor removes any unwanted odours. Double patio doors open to reveal a perfect sized garden.

Directly outside is a patio area, ideal for the BBQ and chairs, while a larger area of fake grass provides space to sunbath, do press-ups or place your hot-tub!! I don't know what you'll want it for, but the good thing is, you have a decent sized garden that will offer you options to do as you please and believe it or not, it's very private!

Back inside and up the stairs, we come to a very generous sized landing. There are three doors that open up to very handy storage areas and then three other doors that open to bedrooms and the bathroom.

The first door opens into the main bedroom and it really is a very decent sized one at that, far larger than I expected. It offers room for a large double bed with accompanying bedside furniture, a dressing table and chairs, wardrobe and other stuff too. Dual windows let ample light in and offer views over the rear aspect.

The bathroom is the next door along, while not being the largest bathroom in the world, it definitely fits everything that you'll need in here to keep on top of your hygiene. A corner bath allows you to soak, while a shower attachment above offers you flexibility to get to those hard to reach areas. A vanity sink unit with attached W.C. provides space to put all those things we need but don't want on show all the time.....no not the in-laws.....I'm talking deodorant bottles, pills, excess toilet rolls etc...A heated towel rail keeps your towels toasty (as well as you) and a frosted window lets light roll in and keeps prying eyes out!!

The final room we come to is bedroom two, yes smallest, but by no means small. Large enough for a double bed, wardrobe, chest of draws and free standing weights, or whatever you're into, with a window offering views over the courtyard.

This home has been well maintained, the boiler regularly serviced, and is ready to move straight into.......cheapest house in this condition in Buckley, so act fast.....or snooze and lose!

Useful information:

COUNCIL TAX BAND: B (Flintshire)
