Room in a Shared House, Clibran St, M8
About this home
I'm a tenant in a two-bedroom terraced house and I'm looking to rent out the spare room to a lodger.I would need to obtain permission from my landlord, but I expect this to be straightforward given that I've been a tenant in good standing since 2010. The arrangements would be properly agreed with the landlord before anything is finalised. The room is a small double, with enough space for a double bed, wardrobe, chest of drawers and potentially a small desk. The bathroom is shared and has a bath and shower. There is a downstairs kitchen, living/reception room and a small backyard.Rent is £275 per month, plus approximately £30 towards the additional Council Tax and around £50 for gas and electricity (likely to go up in current climate). Water and Wi-Fi are included, making the total approximately £355 per month, depending on actual energy usage.Free parking is available at the front of the property. The house is very close to Queen Road Metrolink stop, making Manchester city centre easily accessible in around 5–10 minutes by tram. There are also regular bus services nearby. The Fort shopping centre, local shops, Aldi, Irish Centre and Goals football facilities are all close by. It's a quiet area with quiet neighbours.I am a professional working for the local council and work from home four days a week, so i am around the house quite a lot. I go into the office one day a week, as well as going to the gym and going out for food.I am looking for someone thoughtful, considerate, clean and respectful, both towards our and the neighbours. You should be comfortable sharing a home and understand the importance of being considerate about noise and other people's space.I am open to someone at university, a graduate, a professional, or anyone who is responsible and has their life reasonably well organised. Formal qualifications aren't important to me; being thoughtful, interesting and respectful is much more important.I am probably get along best with someone open-minded and fairly liberal-minded, as we think we'd be more likely to get along if we have broadly compatible attitudes and interests. If you have a dog, that's potentially fine too. I am an animal lover, so we are happy to consider someone with a well-behaved dog, provided you're responsible for looking after them, cleaning up after them and taking them out regularly.I am looking for someone who wants a quiet, friendly and respectful place to live rather than simply a room to sleep in. You should be reasonably sociable and happy to share the communal areas while also respecting each other's space. We are expect everyone to clean up after themselves, particularly in the kitchen.Everything will be kept properly above board, with the arrangements and division of bills agreed in writing. In your response, please respond to all of the above and tell me a bit about yourself. I dont want to waste your time or mine if there are compatibility issues. Therefore, in your response, if you choose not to tell me about yourself, what you are like around dogs etc, then i will presume you have not read all of the add and are not really serious. Thanks.
