We wanted an old property with genuine atmosphere, but also needed to be close to the station for London and Cambridge. What we found was even better: a beautiful historic home tucked away in the heart of Royston, just five minutes from the station, yet remarkably peaceful and private.<br/><br/>The King James connection was certainly one of the things that attracted us. Royston was the last place King James VI of Scotland visited before travelling to London to be crowned King James I. He enjoyed Royston so much that he built a hunting lodge, now known as King James’ Palace, directly across the road. Our barn formed part of this historic story too, having been used to keep the King’s horses.<br/><br/>Dating back around 400 years, the building was converted in 2008, giving us the best of both worlds: original character and architectural detail, alongside the reassurance and practicality of a more recent conversion. The principal living space is quite extraordinary, with original timber beams and ceilings rising to around 30 feet. This open-plan kitchen and living area is wonderfully light and spacious, and has become the real heart of our home, made for entertaining and relaxed family life alike. Friends can gather around and chat with a glass of wine while we cook, before moving effortlessly through to the dining table, where we have comfortably hosted 15 people. We have projected films here, celebrated birthdays and decorated for Christmas with a 10-foot tree.<br/><br/>Outside, the courtyard garden provides a private and peaceful extension to the indoor living space, perfect for summer breakfasts, barbecues and relaxing outdoors. <br/><br/>The location is exceptional, too. King’s Cross is around 38 minutes by train, Cambridge is approximately 20 minutes by car, and everything Royston has to offer, from independent bookshops and cafés to a wine merchant and cheese shop, is within an easy walk. Steeped in heritage, the town grew around the crossing of ancient Roman and prehistoric routes and is home to the fascinating Royston Cave, a unique 18th-century discovery beneath the town centre.<br/><br/>The town offers an excellent range of everyday amenities, including independent shops, cafés, restaurants, pubs and a regular market, alongside supermarkets, schools, healthcare facilities and a leisure centre.
