Description: Want to live a walking distance from the beach? Catch lots of fish off of your own dock? You can tear this house down and build your dream home next to a park with only one neighbor next to you.
Or fix this larger older home with 2700 plus heated square feet for under 100,000. For the first time in 53 years this house had 21" of water in it, other houses on the island that are much newer, have been flooded multiple times this one has an elevation that is higher than most.
The seawall is doubled and reinforced mother-in-law spent the money to have it done right. The dock is only a couple years old. The roof is only a couple years old. A small repair is needed from a tree that laid over onto it. The patch is 12"x12 inches one square foot easy to repair. I did a temporary patch the day after the storm.
The driveway has had special attention given to the coating to protect it and it includes inlay tiles. Back in the 90s my mother-in-law had impact windows and doors all 150 mile per hour except for the front doors. They are original wood.
She had a $6000 electric shutter installed to protect the front doors, it failed to protect the house from water intrusion. This is a 2700 plus heated square foot four bedroom three bath house. A GC was doing work on the house when she passed away on February 15 all drywall and insulation was removed 4 foot and down.
The electrical has been brought up to code with new boxes and wiring and raised Up from their normal location. The plumbing was also updated and has passed rough inspection insulation and drywall are on the premises and need to be installed under a permit.
The room addition that was done in the 90s has a tile floor and a raised ceiling with a 3/12 pitch roof. The rest of the house has Terrazzo floors and is in good shape, except for the laundry room and front bedroom. They are concrete with stick down tile.
It has a brand new Reem 5 ton central heat and air unit with a heat pump installed and working great and the outside condenser was elevated to code. The master bedroom was completed along with the bathroom so that she could live in it as soon as possible. It has new doors and trim. The bath is completed with a working shower. The walls have been textured and painted. However, some touchup needs done. I personally do not like seeing flaws in the wall, but this is what I did for a living for 30 years.
The kitchen and the bathrooms are all ready to get completed. The wonder board for the showers are there on site in 4 x 8 sheets maybe 10 of them. An appraisal was done back in November at 1.4M to meet FEMA requirements. Prior to the storm several realtors had come in. They walked into the family room and looked out the back window at the water and realized what an extremely unique location and this house will sell for 1.6 million all day long. She also had received multiple offers in the mail at 1.6. Prior to the storm, other than a newer AC system, and the room addition that was done in the 90s the rest of the house was all original.
$50,000 With you doing the work or paying a contractor would be around 100,000 to completely finish the inside of this home.
If I didnt live so far away, I would love to finish this house After all, this is what I did for 30 years I stayed extremely busy and never Advertised.
To all realtors, bring me a buyer. Ill make sure you get paid. Im already working with a realtor with an open contract. I have had multiple offers at $1 million from investors. Finish the house for around 100,000 or tear it down and build a brand new one. You will not go wrong with this particular piece of property and its location. Walking distance to the beach or fish off of your own dock.
If youre not a serious buyer, please dont waste your time or mine. Also open to owner financing. If this house dosen't sell soon I'll be pulling a permit and finishing the remodeling myself. My preference is to work under the guidence of the new owner to be. Let me know what works for you.
