ONLINE AUCTION - ENDING JUNE 27 VISIT MCDOUAGLLAUCTION.COM for more details

The Washington Park neighbourhood of Regina is located centrally in the city and has multiple businesses and restaurants.  It is one of the oldest neighbourhoods of Regina. Although the city-states Washington Park was established as a subdivision in 1912, there are actually some buildings standing today that were built prior to 1912.  The Territorial Administration Building for one, is a Provincial Heritage Property and one of the oldest buildings in Regina – built in 1890.  This building was the first permanent government office in the area and actually predates the province of Saskatchewan – the land was considered Northwest Territories when this was built and was transferred to the newly created Province of Saskatchewan in 1905. Washington Park has a higher concentration of renters than home-owners and therefore many investors, and speculators regularly trade property here.  Landlords often find they can get a better return on investment in Washington Park revenue properties then other areas of the city.  First-time home buyers and new Canadians buying homes are also often drawn to the area as the average prices here tend to be lower then most other areas of Regina. This property is located 1301 Princess Street, it sits on the corner of Princess and 7th Avenue. The property consists of a bungalow house approximately 912 Sq Ft, with a full size basement. There is a single car garage (12 ft by 20 ft)  located at the rear of the property boundary, the entrance to the garage faces onto 7th Ave.  The house has two bedrooms upstairs and another in the basement. The kitchen, dining and living rooms are adjacent and located along the west side of the property. The main entrance is covered with a covered veranda. Living Room: 14 ft 5 by 12 ft 2 Dining Room: 9 ft 11 by 10 ft 10 Kitchen: 10 ft by 10 ft 5 4 Piece Bathroom: 6 ft 6 by 8 ft 5 Bedroom: 11 ft by 9 ft 5 Bedroom: 12 ft 10 by 10 ft 5

The house is dirty, and requires a good cleaning, and touch-up of various drywall damages. The roof is in significant need of repair, as all the shingles on the south-facing side have rotted away. This has allowed water to penetrate the house and has caused significant damage to the ceilings of various rooms, all on the south side of the house. This includes one bedroom, the Kitchen and rear entry.

The basement is braced along one side, and the concrete is crowning in one of the rooms.  The exterior of the house, is painted stucco, and the paint has peeled and cracks have formed in the stucco. The gutter has fallen off the roof line on the south side as well.

The property has a stove, fridge, washer, dryer, and natural gas furnace, but NO Hot Water Tank.

Purchaser is responsible for an additional $6500 on top of the bid amount to clear property tax arrears.
