Buildings: -20' x 12' foot shed with 2 lofts and a covered porch. Base and wall cabinets and 2 countertops have been installed for convenient storage of your belongings. Low maintenance metal roof. Water resistant floor. Shed was handcrafted by Mennonites at Baker Barns. Roof gutters have been installed on the shed. You will likely not need air conditioning in the shed. It is where my dog, Lily, and I go when it gets hot in summer.
-Privy building matches the shed. Compost toilet is vented, in case you want to run a fan. I find that it isn't needed. The toilet has separate places for the urine and the stool so the stool doesn't smell much. Building has 2 vents, metal roofing for low maintenance, a small window with a screen in case you would want to air it out and a 4 ft x 4 ft porch. Privy was handcrafted by Mennonites at Baker Barns
There is a camp-shower pedestal, also handcrafted by Mennonites at Baker Barns, near the tent for convenient showering without getting your feet sandy.
Lot: trees have been cleared for a small 2 or 3 bedroom home on the hill. It would be a perfect site for a walkout basement because it is on a hill. Lilacs, daisies, roses and other shrubs have been planted so that they will be mature by the time the home is built.
I have 2 large piles of topsoil that I obtained when we made the driveway, that can be spread out before you plant your lawn. I also have a lot of stacked and piled wood that will go with the property.
Electric wires have been buried in conduit between 5 different sites on the front part of the lot to easily connect them to electricity. I am currently off-grid, using solar panels for my electricity. The lot has mostly shade but enough light to allow for solar energy collection.
I had a soil test done that allows a gravity-flow conventional septic system. Trees have been cut from the proposed septic drain-field and the lawn is kept short to prevent new trees from taking over the area. I sized it for 3 bedrooms but it would be big enough for 4 bedrooms if you were willing to give up plans for an outbuilding below the hill near the proposed home.
The location of the proposed well has been identified by a dowser. The wells in the subdivision vary in depth from 50 ft to 125 ft.
Trails have been cut to the creek and back. There is a circular walking trail. The part that runs adjacent to the creek is rocky so not good enough to drive a tractor on.
The creek (my favorite part of the lot) varies in depth from 4 inches in a dry August to 12 to 18 inches in Spring. There are holes that are deeper than the rest. The water is clear with a brown tinge to it from the tannins of the pine trees. I was told that it is a trout stream, but I am not a fisherman so haven't proven that.
Driveway: I installed a driveway using breaker run in the lower spots to ensure a solid base regardless of the season or weather. This year, I made the approach to the road less steep and added a turn-around that goes around the shed-much easier than the Y-turn I had been making each time that I came home before.
Permits: I am a rule-follower and have gotten permits for everything (driveway, address permit, privy permit, permit to install shed, and soil evaluation has been filed with the county), so no surprises for you later.

The site of the proposed well has been located by dousing. It is near the proposed home and far enough from the proposed septic system to easily meet the code.
