Evaluating neighbors is by definition a subjective endeavor but I have the best neighbors I have ever had. The views from the living room are exceptional--Cove Mtn. and Round Top, plus pastures and woodlands rolling down the valley. Wears Valley, between Townsend and Pigeon Forge, is approx. 9 mi. by 5 mi. and is bordered on two sides by Smoky Mtn. Nat. Park. The two adjacent lots (each .8+ acre) are vacant and already APPROVED FOR SEPTIC by Sevier County Environmental Health, which currently has a 2-month backlog of applications; they are ideal for someone looking for property for a relative or friend to build on next door. Alternatively, the two lots are excellent investments because Wears Valley property is the most desirable property in the entire area. ACTIVITIES/RECREATION: 1) Unlimited hiking in Smoky Mtn. Nat. Park; 2) Metcalf Bottom (on the Little River in the Park) for picnicking, trout fishing, swimming/tubing/kayaking--4 mi.; 3) Dollywood (theme park/live shows), country music theaters in Pigeon Forge--12 mi.; 4) Authentic factory-outlet shopping in Pigeon Forge--10 mi.; 5) Ripley's Aquarium and Uber Gatlinburg (theme park and skiing) in Gatlinburg--15 mi.; 6) Foothills Parkway--1 mi.; 7) Community swimming pool within walking distance. (Membership for area homeowners is very modest.) OTHER ATTRACTIONS/ADVANTAGES: 1) NO state income tax; 2) LOW property taxes; 3) 4 MILD seasons; 4) VERY LOW TVA-subsidized electricity rates; 5) VERY LOW crime rate and outstanding community spirit with conservative religious, social, and political values in common; 6) Knoxville International Airport is a 30-minute drive. The Foothills Parkway connecting U. S. 321 (between Maryville and Walland) to Wears Valley is now open, decreasing driving time and distance to I-75 and West Knoxville--the area of the best non-outlet shopping, non-franchise restaurants, boutiques, and specialist doctors--and the Knoxville Airport. (The switchback on U. S. 321 from Wears Valley to Townsend can now be bypassed--indeed, Townsend can be bypassed entirely.) Please note the phrase "Exterior Features: Lot Size: 2.50 Acres" is misleading (and the formatting will not allow me to edit that). Each lot is a bit more than .8 acres. PRICE: $750,000 for the house INCLUDING the two adjacent vacant lots. TERMS: Cash (preferred) or conventional mortgage, with understanding house is for sale "as is." I mean no offense but I do not have the time to show the home to anyone who is not a cash buyer or already qualified for a conventional mortgage. (For all you vets out there, I thank you for the service you have given to our country, but the obligations imposed on the seller by a VA loan are so severe that I will not agree to a VA-financed sale. The same is true for an FHA-financed loan.) OWNER FINANCING status: I will NOT finance the sale of the home (nor rent nor agree to lease-to-buy. DISCLOSURE: Everything in the house is original and the house is livable as it is (I live there now) but for those wanting more luxurious appointments the house would need substantial renovation. However, as builders like to say, the house has "good bones," and a do-it-your-selfer could live in the house while renovating it and even build two adjacent tourist rental cabins. There are 6 squeaky spots in the upper-level floor, all of which can easily be fixed when the carpeting and kitchen linoleum are replaced. (I started to replace the carpeting and linoleum and re-paint the interior but then decided the new owner will want to choose his/her own colors and materials.) Also, the refrigerator, washing machine, and clothes dryer definitely need to be replaced. As a bonus all furniture comes with the property (excluding heirlooms and antiques, but including two fine bedroom suites, one of them antique) plus numerous other items, including dishes, glasses, cutlery, pots, pans etc. .

I thank you for your interest and hope you find what you are looking for--Wears Valley is a wonderful place to live--and were it not for health problems and lack of family in the immediate area I would not be leaving. I also would be taking advantage of the astonishing cabin rental potential of this property (2 additional cabins can be built on the 2 vacant lots) myself were I a bit younger.

IMPORTANT NOTE 1): The listed number of days my property has been for sale is misleading. I spend 4 months in the Southwest every winter and I travel abroad in the summers and at such times I suspend the sale of the house temporarily, although not officially. Moreover, I have had 3 serious accidents in the last 4 years, each of which required a long recovery period, and I suspended the sale for an extended period.

IMPORTANT NOTE 2): Zillow and other online real estate web sites gather the barest of information about real estate from the Tax and Deeds offices of counties and cities. The information needed for crucial context must be gotten with boots on the ground. For example, Zillow does not show that my property includes the house PLUS two vacant adjacent lots, which command a premium because of their mountain views, size, and central location in Wears Valley, a gateway to the Smokey Mountains National Park and other area attractions, thus offering such great cabin rental potential.
