This 20-acre producing walnut orchard sits just minutes from town and offers an exceptional blend of agricultural income and a premium future homesite opportunity. The property features approximately 19 farmed acres planted to Hartley walnuts, grafted onto Paradox rootstock, with tree ages ranging from 4 to 25 years - a strong mix of young and mature production. Irrigation is split between 60% solid-set sprinklers and 40% surface pipe, supported by a dedicated agricultural well. The orchard produced approximately 46,000 lbs last season (about 1.2 tons per acre, or 23 total tons), generating $45,750 in gross income. The seller is including this year's harvest with the sale, providing immediate income for the buyer. A large shop sits on the property, offering excellent storage and utility space. Farm equipment inside the shop is not included in the sale. With its proximity to town, strong water source, and established production, this parcel is ideal for buyers seeking ag income, a future estate homesite, or a long-term investment in a highly desirable agricultural region.
