My grandparents bought this 87 years ago(I have the original mortgage papers). Then my Mom got it and now lil ol me. It was built in 1904. It is a traditional style inside. It has 9' ceilings on the main floor 100% solid wood flooring (not laminate which cant be refinished).The living-dining area floor needs to be refinished. This is a healthy house, made of solid wood inside and out(cedar shingle siding) . It has superior lath and plaster walls which would cost a lot to get done that way today This house was built in 1904 and still going strong. Houses since the 60s have been made with a mostly with wood products, not solid wood . Chipboard and waferboard(OSB) and Chinese drywall which can emit toxic fumes and pressboard siding which gets moldy and turns into mush if it gets wet . And it will. The plumbing(copper water lines) and electrical (200A service)have been modernized, except for a few electrical circuits which use the original fuse box along with knob and tube wiring. It has quiet electric baseboard heat which does not cost more than other heat sources once you take into account it needs no servicing except an occasional vacuuming of dust from the elements. Plus you can just heat the area you are in and save. These still work perfect after 50 years.By then you will have had to replace your ng heater2-3x or heat pump 3-4x plus pay for expensive yearly servicing and repairs along the way. I will be including a custom ng heater if that is the way you want to go. If you put heat pump(s) in you can qualify for a big rebate from the electric company. A house must have electric heat to get this rebate. PSE offers many other rebates for energy efficiency purposes. Plus if WA bans ng like it wants to you wont have to pay to convert to electric.
The roof shingles are aprx. 20yo and will need replacing in the next few years. The sides that get the brunt of the wind ,rain and sun need to be repainted . It has the biggest lot on the block ,7405sq.ft. It has a large gravel parking area in the back plus a rare for this area driveway in front. It has a carport and a former garage(375sq.ft aprx) which has been enclosed for a possible adu. The main floor and upstairs total 1450sq.ft . It has 5br and 1 bt. There are 2 br and 1 bt downstairs, and 3br up. The basement is semi-finished into a separate living area, approximately 1000sq.ft with 2br and 1 bt. It is not done to fancy tastes. The concrete foundation walls and floor have not been finished (beyond paint) as water would get between any coverings and the concrete. Then mold will form . It is basically good enough for me and many other people who have stayed in it. Altogether the house is around 2450sq.ft if you include the basement. Furnishing can be included if desired. It has semi-decent views out some of the upstairs windows .Nothing to write home about. A deck off the back door would be ideally situated. It is a few steps away from the Sehome arboretum and a short relaxing walk through it to WWU. A pleasant short walk will also get you to the Fred Meyer and Sehome shopping centers. Not to mention lots of dining on Samish which is close by. . This house is not renovated. The last improvement besides paint and wallpaper was trendy yellow vinyl flooring in the kitchen in the 70s. You cant go wrong with that ! Needless to say it does not have granite countertops or stainless steel appliances. All system get the job done. There is nothing ot keep a person from moving it. It seems fine and dandy to me but my tastes are simple and modest. Please drive by , have a look and think things over before you contact me . .
