Conigree Wood is a mixture of native mixed broadleaf and non-native conifer woodland. The western part of the wood is designated<br/>as PAWS ‘plantation on ancient woodland site’ and some of its ancient origins are visible in the form of large coppice stools and consists of Ash, Maple, Hazel and pedunculate oak populations. There is a woodland management plan in place until April 2031 and two active felling licences until April 2031 and January 2029.<br/><br/>The woodland is highly valued for its aesthetic appeal and refuge for wildlife. The majority of the woodland, compartments 46a and 47a are designated as Ancient Replanted Woodland.<br/><br/>There is a right of access along a track from the village of Rendcomb, and right of way will be granted for the extraction of timber and management of the woodland. There is also access from the Cheltenham Road. There are a number of internal tracks and rides, as well as public footpaths. <br/><br/><b>Lot 2 – Pasture and Woodland</b><br/>Lot 2 comprises three fields of permanent pasture extending to 28.29 acres, split by the River Churn in the middle. There is a Grade II listed stone bridge crossing the River Churn which is a feature of the former lake at Rendcomb College and estimated to have been built in the mid-1860s.The majority of the pasture is situated within flood zones 2 and 3. There is a belt of woodland to the west which runs alongside the A435 Cheltenham Road and woodland bordering the land to the west. The woodland comprises mainly mixed broadleaf species such as Oak, Birch, Ash and Beech.<br/><br/>There is direct road access and along the track from the village of Rendcomb. There is a further road access from the A435 along the historic driveway and gates for Rendcomb Park. The sale includes the gates and they are Grade II Listed.
