A retreat above the city, this top floor one-bedroom apartment occupies a tucked-away position in Tollcross, with views stretching across Edinburgh’s rooftops and skyline.

Recently renovated throughout, the apartment is well presented and is a space that feels cosy, considered and wonderfully easy to live in.

Perhaps its most appealing quality is the sense of escape it offers. Looking out across the city from above, Edinburgh feels wonderfully close and yet somehow distant from this quiet perch in the sky.

Uniquely, the apartment is being sold as seen, with all furniture and soft furnishings included. There is no need to furnish or finish it yourself; everything is already in place, ready for its next chapter.

Ideal as a first home, city pied-à-terre or simply a place to retreat to, this is a small apartment with an unusually big sense of place.

Tollcross has an easy, lively energy, sitting just a short walk from Edinburgh’s city centre and within easy reach of the Meadows, Bruntsfield and the West End. It has a particularly good mix of independent cafés, bars and restaurants, with the recently opened Seamus's Pub bringing a new local favourite to Brougham Place, alongside Nothe Coffee for excellent coffee and a relaxed daytime stop.

EPC Rating: D
