The famed fishing port and resort of Looe is just two miles downstream. Plymouth is 20 miles to the east and the main A38 trunk road is 8 miles to the north at Liskeard.</p><p>The larger part of the wood occupies a northeast facing bowl – steeper near the top, giving way to gentle slopes and level ground lower down. The southern spur is an east-facing bank with views across the valley. </p><p>The majority is a mixed stand of maturing hardwoods dominated by beech and supplemented by ash, occasional sycamore, oak and a scattering of mature Norway spruce, all atop a light understorey of hazel and holly. An unusual and attractive feature of this wood is the stand of sizeable coast redwoods that occupy the banking near the south of the property. This long-lived species holds the record for the world’s tallest tree. Though not quite in that league Keepscombe boasts some impressive stems. </p><p>Most of the wood is designated as a ‘Plantation on an Ancient Woodland Site’ (PAWS) as evidenced by a rich seasonal herb layer including swathes of bluebells. And being largely free of brambles there is unhampered pedestrian access across most of the property. </p><p>There is a generously sized forester’s hut in good condition near the entrance which needs a small amount of interior finishing, to the side of which runs a small stream through the woodland bowl linking to a curious double stream on the north boundary.</p><p>Keepscombe is a particularly attractive and diverse property. Leasehold woods offer a highly affordable way into woodland ownership. With a residual period of over nine centuries the lease should outlive most of us!</p><p><b>Our Forester'sThoughts</b></p><p>Alastair says...</p><p>"Recent storms have brought down a few large stems which now promise plenty of firewood. Aside from burning this at home I’d consider installing a wood-burner in the forester’s hut. An area felled a few years ago below the hut has regenerated well and I would look to respace the young stems there.</p><p>The community-owned Looe Valley Railway just below the wood is a real attraction.
