Full Description:
The Lodge, Rowden House

A former Arts and Crafts coach house, thoughtfully renovated throughout. Historically part of the grounds of Grade II-listed Rowden House, The Lodge now sits in a plot of around a quarter of an acre, with gardens to the south and west. It extends across two floors, with four bedrooms in the main house and a fifth above the timber-clad carport. The flexible layout could provide separate living accommodation, ideal for multi-generational living.

Set back from the road, the house is wrapped in high stone walls, re-pointed to their former glory, and screened by mature trees. Honey-hued local stone and a steeply pitched tiled roof give the building its quiet presence. Decorative timber detailing, deep-set windows and fish-scale tiles remain as fine examples of late Victorian architecture.

A private drive leads to a large parking area and a paved courtyard. The entrance opens into the original stables, which now serve as the hallway. Cast-iron stable partitions remain, and the stable-block tiled floor is a practical and characterful reminder of the building’s previous life. A utility room and separate WC are just off the hallway.

The main living space is a modern room that contrasts with the rest of the house. It extends to the rear, with exposed timber trusses overhead and engineered oak flooring with underfloor heating underfoot. Large glazed sliding doors fill the room with light, and the sun-drenched room is the perfect backdrop to the bespoke DeVOL kitchen. With a subtle nod to the traditional, sage green shaker-style cabinetry is topped with a sweep of white quartz and complemented by brushed brass hardware. A large Falcon range cooker sits alongside an integrated dishwasher and wine fridge. The walk-in pantry provides ample storage.

Beyond lies a dining area that easily accommodates a ten-seater table, and a family room with an oversized Stovax wood-burning stove. At the front of the house, a second living room looks out over the landscaped garden. The first of the four bedrooms is also on this floor: a west-facing double with its own wood-burning stove and en-suite bathroom.

From the hallway, the stairs rise to a landing that opens to the full height of the house. Three bedrooms and a family bathroom are arranged around this galleried space. The primary bedroom occupies the south-west end of the house. Traditional dark-framed windows look out over the garden, and a painted timber truss crosses the vaulted ceiling. The room continues into a dressing room that stretches into the eaves. The en-suite has a free-standing bath and a separate shower. The second double bedroom and the single bedroom each have charm and space for built-in storage. The family bathroom has a full-size bath with a shower over, finished in mellow sage metro tile.

The timber-clad carport easily holds two large cars and has separate secure storage. Behind the cladding it is built of insulated concrete block cavity construction, ready to be enclosed if needed. Above is a double bedroom with conservation-style skylights and an en-suite bathroom. The carport floor is fitted with underfloor heating and the garage block could be very easily converted to a self contained annex.

The gardens are landscaped to create several areas for outdoor dining, some in the sun and some sheltered from it. A beech hedge edges the front lawn, laurel hedges line the rear, and established yews stand on the lawn beside the gravelled driveway.

Vallis Road is a short five-minute walk from Badcox, a much-loved corner of Frome with a mix of convenience shops, several butchers, an independent pharmacy and Lotte’s bistro, bar and deli. Egford and Victoria Park are a fifteen-minute walk through the conservation area.

Frome is a historic market town, just under 13 miles from Bath and surrounded by open countryside. It has good schools, two theatres, a cinema, and a railway station with direct services to Bath, Bristol and London Paddington.

Freehold

Council Tax Band E EPC C

Mains gas, water, electric and drainage.

Note from Hunter French – These particulars do not form part of any offer or contract and must not be relied upon as a statement or representation of fact.
