Full Description:
Widcombe Crescent has been quietly getting on with being beautiful since about 1805. Charles Harcourt Masters, the man who laid out Sydney Gardens, designed it as a gentle curve of honey coloured Bath stone above Widcombe, and two centuries later it is Grade I listed. That puts it in the same league as the Royal Crescent, just with far fewer tourists photographing your front door.

This flat is on the first floor, which in a Georgian house was traditionally the floor that mattered: the one where guests were received, and the one that got the best proportions. Today it holds a one bedroom home of around 55 sq m (592 sq ft). It is also vacant, so there is no chain, no onward purchase and nobody else's moving date to wait on. Your removal van is the only one that needs booking.

The practicalities: leasehold with a share of freehold, held through the residents' management company, with over 950 years left on the lease and no ground rent. Lease length is one thing you will never have to think about again. The service charge is £2,279.76 a year and the building is managed by HML. Gas central heating looks after the heating and hot water, and the boiler was last serviced in September 2026. Mains electricity, water and drainage, and mains-powered smoke alarms. The EPC rating is C, which is a rather good result for a building old enough to remember Trafalgar. Council tax band C. Parking is on the street under the residents' permit scheme.

Worth flagging for investors: the lease does not allow short-term lets, so this one will not be joining Airbnb. Long lets are a different story. Over the past year, lets in Widcombe and Bathwick have been agreed at around £2.21 to £2.31 per sq ft a month, which puts this flat at an estimated £1,300 to £1,350 a month. At the asking price that is a gross yield of around 5.3%, before the service charge. It is an estimate, not a promise, and our lettings team can give you a firm figure on request.

Then there is Widcombe itself, which Bath residents have been trying to keep to themselves for years. Widcombe Parade is at the bottom of the hill for coffee, a pint and the sort of independent shops that know your name by the second visit. The Kennet and Avon canal and its locks are a few minutes' walk away for weekend strolls, Bath Spa station is just across the river for Bristol or London, and Prior Park's landscape garden is up the hill for when you feel like earning your Sunday roast. The city centre is around ten minutes on foot. Our own office is round the corner at 2 Sussex Place, should you want to pop in afterwards and tell us we were right.

Flower Property gives notice that these particulars are set out as a general outline only and do not constitute any part of an offer or contract.
