Enjoying an extraordinary lakeside setting and set within approximately two acres of beautifully landscaped grounds (STS), Lake House is an impressive individual family home.

Beautifully remodelled and extended in recent years, the property offers over 3,400 square feet of elegant accommodation (STS), blending charming character features, such as exposed beams, with refined contemporary finishes.

At the centre of the home is a spectacular open-plan kitchen, dining and living area – an expansive light-filled space framed by vaulted ceilings and tall window panels. Designed to fully embrace the stunning surroundings, this space enjoys glorious views across the gardens and lake, creating the perfect setting for everyday living and entertaining.

Upstairs, the principal suite is equally impressive, complete with a dressing room, walk-in wardrobe, and en-suite bathroom. The remaining well-proportioned bedrooms all enjoy wonderful views across the grounds and surrounding countryside.

Outside, the landscaped gardens lead towards a large private lake, where mature trees and abundant wildlife create a wonderful sense of peace, privacy and calm. Despite this idyllic setting, the property is within easy reach of everyday amenities, sought-after schools and excellent transport connections.

Lake House is a truly special place to live, unwind and make lasting memories.

Seller Insights

“The house is incredibly spacious and works so well for family life and entertaining. We often have friends to stay and can comfortably accommodate up to 12 people. The different reception rooms give you so much flexibility too – we currently use the second reception room as a gym, but it would work equally well as a home office or downstairs bedroom.

Upstairs, the principal bedroom suite is spacious. Even with a super king-size bed, there’s still an impressive amount of space. The walk-in wardrobe and dressing room have also been a huge bonus.

One of the things we love most about the house is how individual it feels. The original builder lived here previously, so there’s been a huge amount of thought put into the design, with lots of bespoke touches and high-spec fixtures and fittings throughout.

The gardens and lake are absolutely stunning, and we feel incredibly lucky to wake up to views like these every day. The house has been designed to make the most of the setting, especially from the open-plan living area overlooking the lake – it’s one of our favourite places to sit and relax.

Lake House is the perfect home for anyone who loves nature. The setting is so peaceful and tranquil, and with the gardens and lake, it almost feels like a private wildlife retreat. We’ve seen deer, gold finches, peregrine falcons, a resident kingfisher and many other birds throughout the year.

The grounds are fairly easy to maintain – it’s mainly just keeping on top of the lawn mowing. Beyond that, you can be as hands-on or relaxed with the gardening as you like. There’s also a summer house, which is the perfect spot to enjoy a glass of wine in the evening while watching the wildlife around the lake.

The community here is fantastic, and we’ve made some wonderful friends locally. Everyone looks out for one another, although it’s already a very safe and welcoming area. The village has its own pub, which hosts regular coffee mornings and ‘big breakfasts’, as well as a golf club with a bar and restaurant. There are some beautiful riverside walks nearby – especially if you have dogs.

We’ve absolutely loved living here and will be very sad to leave. The only reason we’re moving is to be closer to our new granddaughter. If we could take the house with us, we would – it really has been our dream home.”

Key Features

• An exceptional bespoke home in a lakeside setting
• Grounds of around 2.2 acres (STS)
• Features a private lake stocked with carp, roach, bream etc
• Stunning views of the gardens and surrounding countryside
• Quiet gated cul-de-sac setting in a popular village
• 3,433 square feet of accommodation (STS)
• Immaculately presented throughout and recently redecorated
• Exposed beams paired with contemporary finishes
• Spacious and light entrance hall with ample storage
• Large downstairs WC with a contemporary suite
• Expansive lounge with an impressive inglenook brick fireplace, a multi-fuel burner and delightful garden views
• Second spacious reception room (could be used as an office or downstairs bedroom)
• Standout open-plan kitchen, dining and living space
• Vaulted ceiling with exposed timber beams and expansive glazing overlooking the gardens and lake
• Stylish bespoke kitchen with abundant cabinetry
• Lacanche range cooker (electric and gas) set in a characterful inglenook recess
• Siemens fridge and freezer, and an integrated dishwasher
• Central island features two wine coolers, power and storage
• Large open-plan living area features a Contura wood burner and doors to the garden
• Dedicated study
• Separate utility room
• Underfloor heating in the study and downstairs WC
• Expansive first-floor landing area
• Four well-proportioned bedrooms (all with built-in wardrobes)
• Principal suite with a dressing room, walk-in wardrobe, and en-suite
• En-suite bathroom features twin sinks plus a bath and shower
• Stylish family bathroom with a bath and walk-in shower
• Delightful patio area – perfect for enjoying the spectacular views
• Excellent indoor-outdoor flow – ideal for entertaining friends and family
• Landscaped gardens that lead to the private lake
• Pretty wildlife area with ducks and lakeside planting
• Greenhouse
• Summerhouse/shed
• Double garage with ample driveway parking

Location

South Kyme is a small Lincolnshire village situated around 20 miles south-east of Lincoln.
