Exact location, viewing instructions and further details can be found in the brochure below.

Mixed broadleaves and open ground in a rural gated woodland.

The Cob lies at the entrance to a substantial broadleaf woodland known as Hyons Wood, two miles southwest of Prudhoe. Hexham is about 10 miles to the northwest and Newcastle is a similar distance to the east. Both are easily reached in half an hour via the A69.

The entrance track slopes down the hill for about 800 metres to enter the main sale area at the bottom of a wide shallow valley. A former mining area, the last coal left here some 70 years ago, since which time nature has reclaimed the territory. Much of The Cob was formerly occupied by pit buildings which were demolished and levelled about 50 years ago. The result is a substantial level open area surrounded by an attractive variety of trees. Species on site include alder, birch, willow, sycamore and ash. Most of the hardstanding area has greened over and is now populated by a variety of grasses and wild flowers.

The wider wood is a haven for wildlife – roe deer, badgers and foxes live here as do a range of woodland songsters. In the day the mew of buzzards is frequently heard overhead, giving way to the hoot of owls at night.

With its quiet location well away from roads, The Cob’s credentials for affordable enjoyment and recreation are self-evident.

Safety Note: Due to historic mining activity in the wider woodland there may be unknown entrances and fissures which are not visible on the surface. There is no definitive plan of mining activity. Please take extra care when viewing.

Our Forester's Thoughts

Alastair says...

"The hardstanding area is an ideal location for overnighting in a motorhome or caravan. It also offers a useful area for the processing of woodland produce and could be a practical purchase for an existing woodland owner or bought in conjunction with another of the woodlands currently on the market at this location."

Please remember some management operations require approval and/or a licence.
